Thank you. When I had a client, I didnt get the chance to ask my client about it if it's fine to tell those people am calling to answer them honestly where am calling from. I just always answer where my client is located when someone asked.

As of now I am back on training and we dont talk to sellers yet but yesterday I suggested that so we can personally experience talking to actual sellers/ encounter objections and know how to respond of whatever are the usual questions they ask and our responses when we call them out of the blue.,Right now, am just too excited to apply what I've learned so far in our training with the help of TTP of Brent Daniels. Thank you so much for responding. I could say, based on your response, I'm on the right track in watching for some guides / coaching about cold calling.

Thank you so much for this, Michael. Actually, I found Brent Daniels TTP on youtube last week and yes! You're right I prefer him than those I've watched in the past, I can say I've learned more from his videos about Cold calling. 

I am curious about the last line you've mentioned though, about being honest where we came from, Is that really okay if I do that? I really wanted to when I was working to an investor. Like when you call to these people you don't know, one thing youd like to do is to be natural and honest but I don't know if I'm allowed to tell the truth about where I'm calling from when they asked and it actually makes me uncomfortable sometimes because I do not know what to say and your words here gives me light.

I was using these tools for my client in my skip tracing:

Beenverified
- (paid) used this to check who is the owner of the home, the property's market value, assessed value and existing loans. 

Truepeoplesearch & searchpeoplefree
- are free tools you can make use of and most recommended for me becoz they give more updated numbers than beenverififed, I've noticed based on experience. 

Check with rehold.com  too to check if the person is a renter or the homeowner if youre just into free tools and not in paid one. 

For cold calling:

I've used Callrail, calls are recorded so easy to just focus on the conversation, listen and not get busy writing, just audit the calls after and note it in your CRM if you have one. You can make lots of quick text templates for following up there which is what I love most, makes life easy. It's by template as it depends on the lead I am following up, will just do the edit for names. I prefer manually doing SMS Follow up becoz I want it to sound like personal, I've noticed that leads don't respond to general messages, they respond when their names are on the SMS.

Hi Randy,

Responding to the questions of your post and based on my experience when I was working with a real estate investor, here's my respond. 

1) When a owner has multiple numbers listed. Do you call all of the numbers?

- Not all of those numbers you get in skip tracing are actual numbers of the home owners. It may be a waste of time contacting them all and find out who owned it but in my case when I did the cold call, I still contact those numbers even if it's 90% chance that it's a wrong number so I can have the chance to tell them if they have homes they need to sell, I received some people responding to me wrong numbers, and I create this quick text for wrong numbers, and some replies to me that they have property to sell soon or they know someone like a relative or in laws that needs to sell. Still, it's up to you though but for me, I just get the oppotunity to call them esp if those numbers are in the area state where you're buying.  

2) When you call numbers and get directed to Voicemail, do you keep track of those numbers and follow up again in a few days? (If they don’t contact you first)

Yes, and even if every follow up it always prompts me to VM then I'd still keep following up till their mailbox is full. Its an advantage if you'll look for their mobile phones too so you can as well text them. 

3) When’s the best time to call? (Due to the fact that I get off so late)
Ive seen here someone told that 10am is the best time to call and 2pm. Then like 5pm to 8pm after work. Just keep ringing them some people doesnt have the time to get back to you, some just chose to ignore and if you keep calling them they'll surely get back to you or answer your call when you call back.

Just let them say whatever they wanted to say Matt, just let it pass and keep going. When I was working with an investor, I was cursed many times by some leads coz for them I am harrassing them. They're telling me some off words too and yes that hurts when you're just doing your job but we have to keep going. I only stop texting leads when they tell me to stop texting them.

We have to keep fishing till we get something and bring a fish on the table at the end of the day .. I've got a potential leads in my Craigslist lead generation and others were on facebook. I cannot post on Craigslist though since I'm not in US but building lists through FSBO are too limited now becoz most ad posters there you found are investors posting there "we buy houses" or "looking to buy" ads.

Try something else aside CL, you can build lists in zillow, facebook marketplace or virtual drive for dollar.

Cold calling is not my forte and I've been struggling to get leads that way - really! The frustration is real becoz It's so hard to get live conversation with these people. Most of them are not responsive, prompts you to VM or not even responsive to your SMS. I've been trying to gather leads in digital market as that's what I think I'm best at... BUT THEN..

Charles Stead, a guy who managed Cold Calling Pros group where I'm in as well, has shared some inspirational and motivational movies that hits me. I've watched "Door to Door". It's a movie based on a true story about a man with cerebral palsy who is determined to become a salesman. I was moved by what that movie taught me, "Patience & Persistence".. Like I'm a believer of that and I love challenges like this but sometimes when you're frustrated or burned out, seems like everything just fall.. gone.. then that movie reminded me to just keep going.. If Billy Porter made it, then why can't I? Billy kept knocking and rejected many times but he kept going.. So, I'll do the same! Keep going! 

Any tips for cold callers out there? What will you do if you didn't get responses to leads you're calling? How many call Attempts you would do before you cross them out? Is there a specific time when is the best time to call and get someone answers? I'm calling Seller leads based in Southwest OH area. Thank you so much!

Is the fileplace completely gone? I haven't seen it on tools. Where else can I find it? Was it renamed?
