I live in Florida my investor lives out of state all he brings is cash I'll 100% manage the deal I have been searching around for properties and for example right know is a cuadruplex close to home the since to be a good deal. I'm sure I can get a conventional loan on my name and the investor provides the down payment. That's why I want to structure our relation the most legal (LLC etc.) and right way possible. I really don't know how to structure it or should pay him back I was thinking on 10-12% interest them refinance, paid him out and he will keep a small ownership in case I decide to sell later I really want a long term relationship to continue doing deals, if that make sense.

Hello,

I have been reading and searching info about real estate for more than 2 years read every book and article. I really want to build passive income thru single rentals. I have a credit score bit over 700 with little cash but I have a friend investor. I'll like to know how can I properly structure a deal with my investor (have no real estate experience) and how can I get pre-approval taking in consideration my credit and someone else money. I already try a real estate agent and left me hanging and waiting.

My name is Jaime Suarez I'm born in Puerto Rico but currently live in Kissimmee FL. I'm self employed I do painting, drywall and a bit of handyman work. 99% of my work doing turn over with rental properties in the Orlando area. I also serve in the US Marine Corps for 7 yrs. I have been reading and trying to learn about real estate investing for the about 2yrs since I read Rich Dad Poor Dad. I have no experience in real estate besides buying my own house. My goal is to create cash flow thru rental and I will love to own several multi family property due to my experience working for them. I almost got involved on a real estate guru but luckily I found BP and everything start to make sense I truly love the podcast and the forums. I extremely motivated about real estate investing and believe it's just matter of time to crack code to take the next step and do my first deal. Thanks
