hello drew. I am a contractor on Long Island. Have you thought about buying a run down duplex in queens or LI. You could rehab it and then rent. It may take some work to find one at the right price but the rent roll would be worth it.

As a contractor that is new to flipping what is the best strategy to find hard money financing? Do I look for the money to fund a deal first or look for the deal and try to find funding? I am not experienced in flipping but have completed many complete home renovations and can bring my licensed contracting company to the deal. Would that be enough to find funding or would I still need to bring cash to the table?

@cheryl I see plenty of investors flipping properties that have sat vacant for more than a year. In nassau I would think it must be even better, just very competitive. I have friends who are also contractors that flip a couple of properties in nassau every year and do very well.

hello everyone my name is john and I am the owner of 112 home improvement inc. I am a contractor based in suffolk county, ny. Over the years I have owned a couple of rental properties and have worked on rehab projects for other investors. I am now looking to find investors to fund my own flips. Any advice or information would be greatly appreciated.
