What professional photographers are people using to market their rehabbed properties? Columbus OH would be a bonus.

My socials are terrible, so I am not the best one to take advice from on here but wanted to talk about how it has helped me. I have posted my closings, my personal life ( piano, dogs, etc), and reviews that I have. I think it all depends on what you are looking to do with the social media / how you want it to help you. Do you want other people to reach out with deals or do you want to educate other people on how to be an investor? For me, I had no goals but found that two of the deals that I did, the seller looked me up on FB and said that they felt good about me pretty much because they got to know me through videos / posts that I made and I suppose that it built trust with them.
Thanks for the reply. That is exactly what I am thinking. Including all the deals I close on, renovations, listing it and the whole process. I am currently loving real estate and think including the journey on social media can educate others and market to potential clients as well. Thanks Taylor

Hello all,
I am looking at building by brand and would like to see what the community uses for marketing of their properties. Social media, photographers, videographers? I am looking to create content online to document my journey, educate others, and market. Who do you recommend or do you have any better suggestions?
Appreciate the help,
Jake

My initial goal was to long term buy and hold but am thinking holding properties long enough so I do not get the capital gains tax and selling then 1031 exchanging to getting more properties or more expensive properties.
What are your thoughts?

How long do your renovations typically take when hiring a gc? Wrapping up renovations on one side of my first duplex and I closed in July. Flooring, Drywall, refinish basement, roof, gutters, tuck point around house, and one full bathroom gut all had to be completed. Any tips and recommendations are appreciated. Thanks.
In the future, make sure you and your GC have a schedule for each phase before the project begins. Ask your GC for periodic updates to make sure everything is on schedule and to be able to know when something will set you back. I've done full guts in 3 months and in 8-9 months, just make sure you're tracking everything so that overtime you and your GC become more efficient.
Thanks Anthony, solid idea to improve efficiency.

As others have mentioned 2 -3 months would be the typical time frame for what you mentioned. Ideally completing light renovations like this shouldn't take long and you should have a low holding cost on the hard money loan (if you used debt) and make a higher profit on the sale or have more flexibility on the payoff when you refinance
Plan on long-term and hold. How does the refinancing work if I used a first time home buyer and put $0 money down.

I would say 2-3 months of work for sure! I had one side that was almost a full gut that took about that long as well. Where is the duplex at?
