I use rentprep and like it.  I think I understand your question though they don’t give the ssn.  You can ask for it when signing the lease or I like to just get a copy of their drivers license.  From my understanding once you have a tenants ssn you need processes in place to safeguard it so I feel their license is enough.  For the states website I’d assume you would just need their name and maybe dob since it would be pretty useless if you could only search by ssn.  I’d still use rentprep or similar and then cross reference with the state site but would want something national plus their credit info. 


From what I know if the Landlord has the SS# and tenant suddenly stop paying , Landlord can report this to the credit bureau thereby "lowering" their credit score.

I'm sorry I should be more clear in my question, If I use the state's court website do I need the SS# of the renter? to be able to do background check?

I am also in PA. My property is in Havertown , PA . Do I need to get the SS# of the prospective renter?

I am a new landlord and need guidance from you guys. Which background check company is the best (ie smartmove, rentprep and etc) if the tenant stop paying rent? I can request tenant's SS# if needed.
