You also don't need 20% down, depending on your strategy. An FHA loan for a primary residence only requires 3.5% down. If you are buying an investment property, then yes you'll have to have 20-25% down, plus any rehab expenses, or you can work with a hard money lender to finance the purchase & rehab, but they'll require at least 10% down and it's expensive financing, so not best for a new investor.

What are you trying to do?


 I am trying to do investment properties. I don't really have a good way to get into it using them as a primary residence. I'm looking for ways to get started by finding a parter for deals until I have some personal fund built through deals then I can branch out and do bigger deals with them by having my own share of cash to bring to the table and or go on my own. 

any advice on finding someone like that or if anyone knows someone interested I would appreciate any tips or fees back available. 

What are way that you can find help with the 20%down payment? Just starting out that's where the struggle is. Is there any kind of place to find people that will loan this?
