Post: RENOVATING - Over Renovating?

Hello All,
I currently have 9 long term rental units and am working on a single family renovation which I intend to use as a STR. The house is a 1,050 sq ft 2br 1 bath cottage, the bathroom currently has a walk in shower. I am debating on whether I should keep the nice walk in shower or replace with a bath/shower, with keeping the re-sale in mind if I ever decide to. The tile has to be redone regardless. Thoughts?
Also, looking for any good resources regarding renovating should and should nots. I struggle on the design side of things. I feel like I tend to over renovate, I dont want to spend money on things that dont matter. I am sure there is a BiggerPockets podcast on this, if anyone can point me in the right direction would be much appreciated.
CHEERS!

Hello All!
I have a 3,500 sq ft, 3-unit house located near Albany, NY. Currently, it is heated by an oil fired boiler, which as the landlord I pay for. This past winter I spent about $6,000 on heating oil over about 4 months.
The house has separate electric meters and I want to get the heating bill out of my responsibility and on the individual tenants. They offer Natural Gas at the house, are they able to separate this by unit? Would mini-splits be a better option?
Overall, looking for some feedback on the best cost effective and best options people have found to get that cost off of my plate.
Thank you!
