Quote from @Jake Worley:
Hi Andrew, the rent is $850 and the tenant pays all utilities. The loan is conventional 25% down 7% APR. The rate wasn't ideal but with the loan amount being low, it isn't too bad. I have a few properties in CA and the entry point was much higher with similar return so i will be looking to buy more property in Ohio this year.
Thank you Jonathan

Quote from @Jeff Costa:
Jake: What part of Dayton is the property located in? You said "Yaphank" above, but I don't recognize that name.
Hi Jeff, the house is in Dayton, Montgomery County for whatever reason when i entered Dayton into the posting, it was changed to Yaphank.

Hi Ben, thanks for the response. I have a rental in Dayton so periodic repairs come up and Ive been looking into buying fixer properties to rehab and rent. So the answer is full rehab and property management repairs. Thanks
