You might want to check out a P2P lending service like Prosper or Lending Club if the loan amount if low enough. I agree with @Wayne Brooks about the cash advance rate (and limit).

Hi all, I hope I got the forum right for this one.

Before I get started on this, I want to thank Sharon Vornholt for this great article:

Sharon, your blog posts have really helped me and I know they will continue to as my business grows.

Ok, back to it. Using the great advice in that article I created a mind map to figure out what I should do regarding my websites (3 of them!) and my business card layout in order to establish a decent web presence and more importantly, not confuse people. Here it goes, I hope this all makes sense. Also, this is all hypothetical, I'll set up real names once I have confirmation from the masses that this idea doesn't make everyone's heads' hurt.

My main website for my business: joesinvestments.com

  • On this site I'll have
    • real estate investor blog
    • personal profile
    • business bio
  • It will link to
    • my personal site
    • my lead generation site
    • potential others if I decide to branch out in the future

My profile site: joekonrad.com

  • On this site I'll have
    • personal profile
    • things I've accomplished both related to real estate and not related to real estate
  • It will link to
    • nothing

My lead gen site: joebuyshouses.com

  • On this site I'll have
    • personal profile
    • blog for motivated sellers
    • contact info

Also I plan on having another URL that's a little more professional, such as "joekonradrealestate.com" to put on my business card that will redirect to my lead gen site.

Thanks. Well it looks like it's working out for you, but maybe just barely right now. I guess all markets are different and property values are sky high out there.

@Brandon Foken your efforts are really inspiring. You said you've closed two deals with this mailing, what's your close rate then if you don't mind sharing; I'm trying to do some math to figure out how worth it this route is with the not-so-great response rate.

This probably doesn't answer your question, but I think MLS listings might not be the wisest idea when it comes to wholesaling, especially if you're just starting out. I would look to find motivated sellers and market to them, it would probably prove more beneficial than the MLS.

Someone please correct me if I'm wrong, but those numbers don't seem to really....work. If you can rent it for $700/month and the mortgage is $450 that leaves $250 left over for maintenance and repairs which isn't quite the $350 that you would want according to the 50% rule. This puts you at a potential deficit of $100 every month. It's not really something I would consider jumping into.

That's just my insight into this.
