I have a 19 property package in Marion, IN. Looking for recommendations to get a blanket loan to close on the package. The values would be like $45k each property. The issue I’m currently having is finding a lender who is willing to accept the current values to qualify. Most of everyone I’ve already contacted require minimum property value of $75k-$100k. Does anyone have any lending recommendations for blanket loan lending in Marion, IN?

I’m currently raising private funding for real estate and I came across a lender who only charges 5% interest. Here are his other loan terms:

100% financing on purchase price and rehab

Interest rate 5%

Funding frame 10 business days

No pre payment penalty

Max loan duration 10 years

Amortization repayment available

Interest only payment available.

Has anyone ever found a money partner that only charges 5% interest?? I want to make sure I’m not being scammed since I’m aware that there are alot of funding scammers out there. Thanks in advance!

Thank you both for your advice. I am willing to partner up and workout compensation for the comps task when I close the deals. I will also send any dead leads to the Realtor.
