IM new, just starting out. I have been getting calls from motivated sellers but i can;t take the next step because the lack of contracts. I have yet to find a contract that is legal or works in NWI. 

If anyone can share a contract they have used with no problem i'd highly appreciate it.

I need one for the purchase and one for the assignment but anything would help for now.. thank you.

Thank you all for the GREAT tips. Makes allot of since when you put it that way. I'm going to put some bandit signs up(cautiously) and start door knocking. This court hawking sounds very interesting and conversion should be very good with the level of targeting that is.

I have a potential deal scheduled for a walk through tomorrow. I plan on taking lots of pictures and really getting to know my seller and how I can help them out of their current situation. 

But...

I have not found a standard 1 or 2 page contract that's assignable in Indiana. Can someone help me find one find one to use. I plan on taking it with me tomorrow that way if we agree, can get it under contract then and there.

I've visited list source and tried to build a search criteria based on absentee, inheritance, pre foreclosure, etc but it costed thousands dollars for the list. IDK what I did wrong.

But I will continue to market in hopes of finding sellers and buyers. Thank you...

OK I'll get straight to it.. I started out looking for motivated sellers by posting ads on Craigslist stating that "I buy houses".. I set up a Google Voice number to receive calls and catch voicemails. I'm noticing that I'm receiving calls from other investors that buy houses and not one motivated seller. I mean that's good to be building a buyers list but how would I catch the attention of the motivated sellers??

I'm been on BP for a couple months now and man have I learned so much. I m just getting started but I want to have my team ready when needed. I have two Agents/Realtors that I work with now I'm in need of contractor for bids and repairs. I'm looking to build long term business partners.
