Hi Dan,

Thank you for feedback, I greatly appreciate it. I saw the property today for the first time I believe 40K was too lite. More importantly the comp in the area substantially less than what I would've hoped to sell the house. I am going to revaluate/revisit the numbers and will share my revised number with you.
