A couple thing to evaluate: call three local demo companies and get free quotes for removal of old homes, maybe even also consider offering them free for anyone that can take away.  To some people "livable" is  all relative if its free. What would be your next step?  Buying new homes to replace them out of your pocket (estimate cost of new homes and transport, set up fees) or allowing people to bring their own (estimate vacancy while trying to bring in space renters)?  With utilities already in place, its worth more than just then the value of bare land.

I bought a brand new condo in 2007 out of fear that the market was going to keep rising and I'd never be able to get in...2 years later I had to short sell for $105k less than purchase price. Back then I had no idea about off market deals, fixer-uppers, etc., and thought that was the only option for homeownership. Sadly, I did not have anyone in my circle that told me this was a bad idea, oh did I mention the outrageous HOA fees that went along with it, making it a loss if I tried to rent it out? Lots of lessons learned on that one

Hello, I'm a total newbie and in the very beginning stages of building a team and gathering resources. I'm thinking of establishing an LLC to transfer future purchases into. Does anybody have experience with using a prepaid legal service for investing/rental/contracts for long distance investing? Pros? Cons? Would it be more cost effective to just pay an attorney one time for the desired service?
