Post: Has anyone heard of Axium Rehab Lending?

@Royce Anies I too received an email from axium rehab lending... I received a preapproval and they are requesting $3000 upfront. It sounds sketchy to me and would like to know if anyone else has done business with them before

@Bryan Mitchell I would use laminate... you’ll get the same appraisal that you would from granite so long as the lay out of the rest of your home looks good. Save granite/quartz for class A. (This is what I do for my market, I recommend looking at comps before making your ultimate decision).

For a flip, I would do granite.

@Cindy Gonzalez there’s no right or wrong answer here. Do you want to leverage more, be more aggressive, and take higher risk - or do you want to keep your leverage down, and be conservative with your investing? Being it’s your first deal, I would personally take advantage of the leverage here and go with a low down payment, but the choice is yours. Hope this helps

@AJ Smith it really will come from experience, getting multiple bids from different contractors, and reading and educating yourself as much as you can. You could also do a sq footage estimate, but that won’t be as accurate as going down line by line. If you have any specific rehab cost questions, feel free to pm me

@Jeffrey Masessa i just graduated college last year. I personally think not having a job when going into real estate makes things much harder. It’s harder to get a loan, you won’t have consistent income coming in for your investments, and starting off with no money can be harder than you think. I would recommend working a job for 8 hours, then coming home and working on your real estate for 4 hours before you go to bed. Get up before work and educate yourself; these are all things that you can do while also working a job. Hope this helps, DM me if you want to talk about it!

@Filippo Baldo if you’re looking for cash flow, invest somewhere in the Midwest! St. Louis is a great market

@Brayden Kelsch I would leave it as icing in the cake. You want to be as conservative as possible when underwriting real estate . If nothing goes wrong, great - but it is more likely than not that something will go wrong
