@Caleb Brown Thanks Caleb. I've considered paying off the current HELOC by October; only $20K remaining. Just trying to set the stage as best I can with assets I have (W2 income, savings, Roth IRA, and rental equity).

@Melissa Justice Thank you so much for breaking these options down. This is the first time I've ever heard of Cross-Collateralization. I don't anticipate each home providing a sizable amount independently, but would think together, I might have a shot.

If you don't mind sharing the contact information of lenders who specialize is cross-collateralization, I would love to connect with them to further explore my options.

Hey everyone,

Does anyone know how I can go about establishing asset protection without an LLC?

I've heard land trust is an option but am unsure how this actually works and if it's a viable option.

Appreciate any details anyone is willing to share, or a professional connection.

Hi everyone!

I currently have two rental properties that were purchased at the end of 2024, both turnkey new construction homes.

I leveraged DSCR loan products to complete both acquisitions, along with a HELOC from a third investment property.

Between the two turnkey properties, I have about $152,000 in equity.

My question is, how do I tape into this equity using both homes, to further scale my portfolio?

Open to any recommendations from savvy lenders.
