Quote from @Jeff Green:

Hey James, welcome back to BiggerPockets, It's great to see you back and diving into both investing and lending. Your insight on HUD bidding is really intriguing sounds like you've figured out a strategy that could help a lot of investors! I appreciate you offering to share your knowledge without any sales pitch.

If you’re ever open to connecting or discussing strategies further, feel free to reach out. Wishing you the best as you continue to grow in both areas

I am always open to connecting.

Quote from @Sean Bettenhausen:

Hey James,

Welcome back to the wonderful world of bigger pockets! I work as an investment sales agent and connect with investors looking for inventory in and around the Philadelphia area! If you are looking to jump back into both aspects - lending and investing, I would love to connect!

Hey Sean thank you for the welcome and I would love to connect on the lending side of things. (Investor side will come later on).

Hey@James Nelson welcome back. It's always good to learn new things. I'd be interested in learning what you know about buying HUD homes.

Hey Shiloh

sent you a message on here, and also a request to connect.

Hello-

I am thinking about possibly writing a book that can hopefully help out my fellow investors.  Once it is published what would I need to do in order to get it added to the store so that it can be sold here.  Does anyone know?

Hello there I would like to introduce myself.  My name is James Nelson and I just signed back up to being a member of BiggerPockets.  When I was a member quite a long while ago it was as a new investor trying to get things going (still working on that part of things) and also as a real estate broker (was only doing it part time so it was not very successful with it unfortunately).  Now I am here again as an aspiring investor and a lender (not going to go into details about that here as it is not allowed but you can check my profile out for more information).  I am happy to be back and look forward to gaining insight from all of you and hopefully can share a nugget or two of information about me as well.

One last thing (and hopefully this is not going to be looked at as self promotion or anything because it isn't I truly am wanting to help out and I believe what I am about to share can definitely help out), during my time as at Real Estate Broker I (by pure chance let me tell you, I was not trying to figure this out in advance I just happened to do so) figured out the best way to win a bid on a HUD listing and get it for as close to if not right at the Minimum Net Price (this is the absolute lowest price that HUD will take for a home). I don't want to go into details here as it will be an extremely long read and this post is already getting long enough as is, but if you reach out to me I can teach you how, and will also help teach your RE agent how to submit the bid. No this is not going to be something where you message me and then I try to sell you a system or a training course. I will honestly tell you exactly what I did and how I was successful and helping clients win. The best deal I ever got was 1 penny over the minimum net.
