I am finding traditional lenders want to see 10% cash from the buyer.

Another strategy: Does anyone know of a lender that will provide financing along with seller carry? In other words, the seller will provide up to 30% financing and the lender would cover 70%.

Assuming I am only talking with friends and family, can I raise capital in exchange for shares of my LLC? My next property will be a triplex and our primary home. To help with the down-payment I am considering asking my family and friends to invest in my PM company. Their cash would earn a yearly return paid from the PM profits. The profits come from my other rentals and the 2 other units in the new property. Is this the right way to do it? Thanks in advance.

Here's my train of thought; You're going to have to pay taxes on the distribution regardless. To be smart, determine if the one-time 10% tax penalty is worth it. If you can get 20-30% COC return, repeatedly, it could be!
