I don't have any experience but it is something I would look at. I live in Middle Tennessee and we have alot of retirees that bounce back and forth between here and there. 

With Covid being gone alot of seniors are doing the "lock and go" lifestyle again so a home base will always be a priority. Any good investment area's you cN recommend?

Newbie here and it probably shows. 

Is there such a thing as co-investing with someone on a flip? I know that it is a cash heavy endeavor but I have a little bit of cash and would like to see about possibly helping someone out. I'm not looking for hard money loan rates just pitching in with someone that might be looking for some extra cash for a project. 

Is crowdfunding for flips or buy and hold a thing? If so, where do you find who is looking and who is offering?

That is kind of what I am thinking. I'm in Solano county and it seems the market would not mind that much. Now just to find the right one in Tennessee. :)

I am selling my rental house in California to purchase one in Tn ( Goal is multi-family ) and it failed the roof inspection. In all fairness to the roof, its been 20 years so I got my money's worth. It's about 18k for the new roof ( the cost of plywood sucks ) and I am wondering if its worth putting on. I am told that NOT doing it and i miss out on VA etc buyers. I have a feeling it's not dollar per dollar payoff.

In today's market is it worth doing? It doesn't leak, it's just old. Any thoughts are appreciated. :) 

I would just put in a new lock and call it a day. It's like 13.00 from Walmart and will take all of about 15 minutes. 

landlord or not, just be a stand up guy. Use the opportunity to try and build a better relationship.

So I am just going to throw the situation out there and see what opinions people have.

I'm in my early 50's and I am a single dad. I moved from California to Washington state. I kept my Ca home and have it rented out and make a small income off that every month. 

This summer I am headed from Washington to Tennessee. Because of the drastic price difference I am in a place where I can.

A) Buy a home there for my daughter and I with enough down it would be a very small mortgage payment and have it be our family home. 

b) Buy a place as a rental income property. I am debating on a 2nd home or vrbo but the only difference I see is more down and a percentage rate. 

According to the mortgage company I have the credit for it now and I have been good about saving money. My daughter and I live pretty simply and I know that prices will increase on a steady pace in Tennessee. The dynamics of a lot of people are wanting to leave major metropolitan cities. As with everyone I love equity. I own a small technology company that has been not had an issues with Covid and my income is the same no matter where I live so no loss of cash flow. 

I had an informal talk with a RE agent back there that is sending me a number of homes, townhouses, single family units and some lake front property he said local investors have been buying. As I write all this down suddenly I think .... wait, what if I look at a duplex or fourplex. Help, my brain hurts with possibilities. LOL

Any opinions are appreciated :)

I'm looking to get started in rental ownership. I have a sfh that I rent out and want to add a 4 plex to my investments. This is something I am looking to keep long term. Does anyone feel generous and can throw the nueb a direction? Please? My timeline is for next winter. Thanks everyone.

@Bosko Mijatovic I own my company and I am in the same boat for the 1099. Very frustrating. To be able to get a 4 plex I took a job I can work Nd still manage my company. I am also looking for a bank that can see past the time for check process. I dont want to do hard money but I think I can find a middle ground. - Wish I had a magic bullet for ya.
