What is a realistic wholesale nonrefundable EMD amount? The assignors in our our area seem to prefer a flat fee

I have been renting properties for some time in the Philadelphia, PA area. I wanted to know what are the best sites to post rentals based on your experience. Zillow has been going through a lot of changes the past 2 years so I wanted to see if people had better luck with other sites.
