Quote from @Andrew Boston:

Hi Bigger Pockets Fam,

I paid cash for a home March 2024 that was uninhabitable and am just now getting around to rehabbing the property. During this time I did not have any utilities turned on, and when I called to have the water turned on today, I was told there was a charge of close to $500 as a service fee going back to when I purchased the home in March 2024. When I asked why I was paying for a service fee during a period where I never turned on service, the customer service person explained that even if I didn't have service turned on, and there was no usage, there is a monthly fee for the line that runs from the street to my house so that when I reconnect, they don't have to rip up the ground and put in a new line.

To me this sounded ridiculous and the power and gas companies are not charging any such fees. I have never had a home where I've waiting this long to turn utilities on, wondering if this is the norm?

Thanks!

Call again and I imagine you'll get a different story as to why they are charging you. That's how it goes with the Cleveland water department. Ask 5 employees the same question and you'll get 5 different answers.

Nobody likes having a vacant unit in their portfolio. A vacant unit doesn't make any money when those rent checks aren't coming in. A vacant unit is a drain on your profits. The severity of that profit drain is different for every investor. Rent To Retirement Sales Manager Adam Schroeder discusses how this size of your Atlanta rental property portfolio is going to impact how much these vacant units will effect your Atlanta rental property business as a whole.

Cleveland tenants who live in duplexes are always fighting with each other. The constant noise that comes from living on top of one another always creates issues. However, those aren't issues you'll have to deal with if you buy this side by side duplex. During this episode of The Investment Properties For Sale Show the HoltonWiseTV crew is taking investors on a tough of a Cleveland duplex that's proven to have a layout that lowers the frequency of tenant disputes. The fewer the disputes, the longer the tenants stay, and the more money the landlord makes.

There is nothing better than evicting some deadbeat tenant who's been stealing money from you. However, thanks to a new law in Cleveland, it's now illegal for out of state landlords to evict their tenant's. That's right, if you are an out of state landlord who has a tenant stealing money from you, you are not legally allowed to evict that tenant unless you move to Cleveland, or hire a local agent in charge. According to the new law, this local agent in charge is someone who becomes legally responsible for your property. Luckily for you, HoltonWiseTV has got you covered. Local Cleveland area resident Zak Burkons has created a new company called CleLocalAgent that provides local agent in charge services for out of state investors in Cleveland, Ohio.

Anybody know how to analyze a subject to deal? I am trying to figure out if this is worth pursuing:

2021 build

3 bed 2.5 bath 1 den

Fenced in pool

40k down

40k ballon in 4 years 0% no payments

Interest rate 3.125%

PITI - 2961

BALANCE 418000

Estimated value 495000

rent estimate 3200

You don't want to learn how to analyze it. Sub2 is for criminals and con artists.

A detective needs to learn how to analyze crimes so he can know them when he sees them.

Or, OP can sinply avoid doing business with anyone who does Sub2 as they're likely a criminal or a con artist.

I'm genuinely curious; are you saying the act of doing sub2 is criminal or the people who do sub2 are criminals and con artists. And if the latter... why? I've done sub2 deals and wholesaled sub2 deals, am I a con artist/criminal?

 Both. Yes probably.

are you capable of giving an explanation to why?

Mortgage fraud is a crime. I'd imagine your Sub2 deal facilitated mortgage fraud.

Brokering real estate without a license is illegal. I'd imagine the Sub2 deals you wholesaled was simply you brokering a deal between a buyer and a seller.

I’m still a bit confused…. How does a sub2 deal facilitate mortgage fraud when the gov tells you how to do it legally? And how is wholesaling brokering given; Wholesalers are engaging in contract trading for a profit margin(arbitrage) and brokers are providing professional services, facilitating transactions for a commission while obligated to act in clients’ best interests? Do these differences not mean they’re different?
Connecting a buyer and seller together for a fee is brokering. Whatever word salad you wanna use doesn't change that.

As for the govt teaching you how to do Sub2 deals, I dunno what you're referring to. Sounds like some b/s tho.

Brokering real estate without a license is illegal. I'd imagine the Sub2 deal you wholesaled was simply you brokering a deal between a buyer and a seller without having proper licensing.
