@Matt Speer Hey Matt! Thanks for your reply! Glad I'm not the only one dealing with this...you're absolutely right I'm having a hard time finding an alternative investment to do an exchange with. I really want to look out of state I'm just not there yet. I like to be able to drive past my properties and check in from time to time. I also manage both properties so I'm very involved. I'd eventually like to turn them over to property management once a scale a bit more.

Doing the math and looking at the big picture proves that selling right now for a small profit would be foolish so I've chosen to hold on to it! I have such a great tennant I'm thinking about leaving rent and not raising it this year. I've heard from numerous investors that great tenants are worth their weight in gold.

@Justin Sullivan Thanks for your advice...you guys are an inspiration! Well done! I think you're right I have to do what's best for my goals. I think holding on to it for a while longer and repairing as necessary will only increase the equity and allow me to take advantage of some tax benefits. I don't particularly need the money to get another deal but it would help if i found a large multifamily. I had a duplex under contract a few months back but a huge mold problem was discovered so I walked. I won't give up!! Thanks again!!

@John Clark Thanks for the reply! Very valid points! As far as how much it is cashflowing I used BP calculators and plugged in the numbers. I looked at analyzed a ton of houses before pulling the trigger on it. Even if I overestimated I'm still happy that the tennant is paying my mortgage payment and I've acquired some positive equity. Thanks to BP I see things totally different. Thanks again
