Yes, a new build. I have the cash but may buy the land and existing property with cash then finance the build. I would manage the property.

Hello All, I am not a landlord currently but have run across a deal I think would work very well. I do not know how to run all the numbers and was hoping to get some advice.
Four Plex
$308,000 purchase price
$1000 per door/ $4000 monthly rent
This would be new construction.
I would purchase this deal cash or possibly finance I am not sure just yet.
Can you provide me both scenarios?
I appreciate any help.

Lol, yes I was not meaning pitch energy and then ask to buy a home. I was simply saying that my husband knows the door to door world in and out and very successful doing so. I was thinking of implementing the training knowledge of sales and door to door experience he has to use for the RE side of things. Thanks @Craig H.@Bill Gulley @Account Closed
As for the numbers, I can not say. They would not reflect the numbers in the Energy sales it's a whole different game.

You can put out bandit signs when you acquire the property in about a 3 mile radius around that property. Just put number of beds, baths and CASH. Then the price you are asking. The buyers in that area will see it and if they are serious investors will call you. Also, other wholesalers may call. When the wholesalers call tell them you will JV with them but they must add their fee to your asking price. Then you will not be splitting the deal with them. Also, always post on craigslist. Find an agent in the area where the house is and call 10 or so. Let them know you have a contract and if they have any cash buyers you would be happy to work with them. The agent can add their commission onto your asking price. So you have your signs, ads, wholesalers and agents working for you. If you have a deal you will get it sold this way no doubt. Also, post it on BP of course! All advice above is great too.

My advice to you would be take what you have learned and don't spend forever learning. There are free tutorials, podcast and lots of info on BP.
Once you have the concept not every single detail step by step. Take ACTION, I mean real ACTION. Each day decide one thing you are going to do that will make you money. Don't get caught up in the learning. That will come as you go, TRUST!
