Hey I have a title search on a home I am selling for the owner with 50/50 profit split. However the title search report is not looking good. I don’t know if I am reading it wrong, but I can make it accessible to someone and maybe you can tell is the house going to be worth it. It looks to have liens and 2 mortgages. But again not sure if I am reading it correctly.

Hey Tom - Thanks for the reply, I really appreciate you using some of your time to answer me and sorry about the delayed response. 

Thanks for the awesome advice. I made sure to read it a few times to get it down. 

The areas that I am looking to invest in within DELCO are Sharon Hill, Yeadon, Glenolden, Collingdale, Folcroft, and any other place if it's a good opportunity. Are you familiar with any of those markets? And I would love some help with identifying  good deals if the offer still stands.

Hey awesome investors at BP! I'm just a fledgling starting out on my real estate investing journey looking for some guidance. I'm looking to invest in Philadelphia and Delco. Mainly Delco at the moment and I am interested in foreclosure homes. This is mainly due to their attractive prices. So my questions are: 1) How does the auctions typically work in Delco? 2) Are foreclosed homes typically in bad shape? 3) What are some of the things to watch out for when buying a foreclosed home or a home from auction? Ariel S. Wow, great information in that post! I am currently getting my self in the best financial shape as possible and my credit score is good. I have really low payments on my student loans so there is no fear in eating up income. I like what you and Jon Sanborn about living with a roommate. I think that may be the route I want to go while getting into a duplex. And I didn't know if I had good credit I can get into a property for as low as 5% down (got a lot to learn). I think that may be easier for me if I qualify so I may pursue that while trying to get my student loans refinanced. Thanks for the story, it really helped.

Jon Sanborn No I just tried those one guys for the moment and that was 2 days ago. I definitely won't let that stop me and no I never considered going into with somebody else. Do you think that is a viable option?
