Currently looking to acquire a multi-family commercial property with 8 units or more that has value add opportunities. Market focus has been on Long Beach due to close proximity, and the San Diego coast due to its desirability. Hi Sean, great question. I personally love the capital format as well. I went with investments for mine and I haven't seen any issues as far as that goes. The biggest thing I've run into is making sure the investment property is in a desirable area. My first was in Bartlesville, Oklahoma and nobody knew where that was so that gave me issues. Nobody even brought up the LLC format and they were really willing to work together.

Hello BiggerPockets family,

I hope everyone is well amongst all the "new normalness". I want to go door to door, but find myself making more calls these days. This makes things so impersonal and it's a major turn off for me, who likes meeting face to face and HUGGING people! LOL But the show must go on! My Plan to Change the World

Humble Hercules Investments, LLC

At Humble Hercules Investments, LLC, we want to work with good-hearted people who want to build their wealth through the many opportunities real estate can offer. I want to personally sit down and get to know each person we work with, to ensure our company is a good fit for them. I take pride in my company and our work in the community, and want Humble Hercules Investments to be the leader the world needs. Allowing only the purest of hearts to work with us will solidify that vision remains constant. Helping these young entrepreneurs along the way will allow them to access financial education they might never have had otherwise. We will oversee and provide their training, allowing them to make offers on properties after approval. They will be able to see past an obstacle and learn from each hardship along the way. We will be there to support all of our family, but also want them to fail on their own at times in order to grow. When these moments of growth arise, we will step in to assist as needed to ensure our plans stay on track. All decisions will be overseen by experienced supervisors to ensure we protect our assets. New deal acquisitions members will receive cash bonuses on their first 4 deals, and ownership options on their 5th deal on, increasing over time. Our goal is to own 100 doors in Oklahoma City's Downtown District, focusing on single-family residences. We will rehab, rent out, and refinance the properties into traditional 30-year mortgages, pulling out all cash initially invested. Each property must pass the 1% rule, meaning the rent we will receive is at least 1% of the purchase price. We set aside funds for property management, capital expenditures and vacancy so we are never caught off-guard. We aim to get each property at around 70% ARV, which starts us off with equity in the deal before we even rehab it. This strategy allows us to bring the property's value up through rehabbing it, in order to get the maximum amount at refinance. Then we rinse and repeat, starting another deal with no cash left in the property. While we move on to the next property, we continue to collect the cash-flow from the initial investment, while the tenant pays down the mortgage. And in a perfect world, the property's value will also appreciate. But even if the market crashes, we continue to collect rent and wait until the property value rises if we ever want to sell. The market has its ups and downs, but historically continues to rise even amongst its downfalls, providing long-term security for our investments. We always aim for the win-win in every situation, from buying the home, working with contractors on the rehab, finding quality tenants, and the interest of the investors. Money will be made, but the knowledge and experience that will be created along the way is priceless.
