Property is near O'Connor and Nacogdoches.  It's a 3/2, approximately 1400 sq ft.  We had an appraisal done in July and it appraised for $134000.  We would consider selling it for $110000.  It is currently rented on a 1 yr lease that won't expire until Dec 2015.  It's been rehabbed and is in a great location.  Please send me a message if you are interested. Only serious inquiries please.

I'm wanting to purchase a house in San Antonio.  However, there are over $50000 owed in back taxes (this includes penalties and fines)  Does anyone have any experience negotiating with the tax office to get some of this reduced?  The house is not worth it if I can't get them to take off some of the fines and penalties as there is also abt $40000 worth of repairs that need to be made.  The house is not habitable as is.

Thanks

I have the 9/11 GI Bill. I want to get my real estate license via online courses, not a degree.

Does anyone know if my GI Bill will cover online courses?  Do only certain schools accept the GI Bill?  I'm in Texas.

Thanks

Post: Selling While in a Hard Money Loan

Hi,

We currently have a property that is on the market and it was financed with a hard money loan. We have received an offer from someone who wants to "owner finance" with 1/2 down. We would need to refinance first then do a wrap with them. I am a Realtor and the buyers are working with a Realtor. The property is listed in MLS. Is there a legal way to do a contract with the buyer and still do the refi?

Thanks,

Jerri

@Adam K. Do you know what the qualifying requirements are for refinance? We won't qualify under Fannie Mae guidelines. Thanks, Jerri
