Hey @Andrew De Michaelis, a great area for duplexes and triplexes is the Tempe/Mesa area about 1-3 miles from ASU Tempe. Not only do you have a steady stream of student tenants but Tempe (especially downtown Tempe by campus) is attracting a lot of tech companies and thus a lot of quality renters. Also Downtown Phoenix and the South Mountain neighborhood of Phoenix are both undergoing gentrification and are great areas to invest in as well. I don't think that this is a reflection of the overall market here in Phoenix, but rather Zillow's flawed strategy. They have been paying OUTRAGEOUS prices for homes in The Valley just to gain market share and now it is coming back to bite them. One of my colleagues in my office helped their client sell to Zillow instead of the traditional listing route because Zillow was giving them $30k+ OVER what the market could ever bring. For the seller, it made sense because they got the best deal possible, but for Zillow, they took a hit because now they have an asset that is WAY overvalued and no one will buy it for what they need to make a profit. 🤷🏽‍♀️

Hey, @David Mendez welcome to the Phoenix real estate investing community! If you refinance your home, would you be able to get a better interest rate and overall better terms than your current mortgage? Interest rates are now higher than they were last year when you purchased your home. If it makes financial sense to refi your primary residence and put that equity into a rental property I would totally go for it! I hope that helps!

Also, I am focusing on building a portfolio of college rentals in Tempe and Short term rentals in the Gulf Coast (Alabama & Florida areas). Live-in-flips also interest me as a method to turn my primary residences into investments.

Hey BP Family! I am in the process of securing my first deal as an investor. The property is located in Tempe, AZ less than a 1/2 mile from ASU Tempe, currently has one unit and is zoned for a duplex. I've run the BP Rental Calculators and the property as-is will cash flow around $900/month if purchased in cash. I've run the numbers for seller financing, FHA/Househack, and Conventional loan and without building the second unit it will not cash flow. I am not sure how to go about partnering with an investor on this deal, any guidance on this would be greatly appreciated.

Hey @Hechen Gao you choose solid options either way you go! I have a colleague that is making a killing with their short-term rental in Scottsdale, 10 minutes from ASU Tempe. It's actually going to profit more than their traditional rental in Chandler. I'd love to connect and hear more about your plan!
