Thanks, Michael and Tom, for your responses. Yes, I am wanting to do 30+ day rental because that is what the city requires. There is a limited area (mostly the historic district) that can have STR of an entire home, but beyond that the rental has to be 30+ days. So, I am wondering how much I can keep the home booked. There are bound to be weeks between bookings, the question is, how many? The area where I am looking in is close to 2 hospitals and I do hope to attract traveling professionals.

I live in Atlanta and want to build a house as an AirBnb investment property in Savannah, GA.  I am an AirBnnb host in our primary residence, but I want to expand to an another property. I am trying to figure out if this is a wise decision for my husband and me. I would like to build a 2 bed/2 bath bungalow.  The city requires that short term rentals be 30+ days in the area where I am looking to build.  Can anyone give me some guidance as to what I can expect for the occupancy rate in the area?  Also, how much should I expect to pay for taxes, insurance and utilities in Savannah?  Thanks for any input!
