They are at the end of their current lease and want to move closer to the beach (walking distance). And they like exactly this area. I like it as well. They plan to stay for long time. I am trying to convince them to wait and buy during the next crisis :))) or at least when prices will drop 30% or so. But I do not know long term trend in CA. It looks like during last 15 years prices went up 3 times or so, but during last crisis they went down almost 70%. Probably Laguna Beach is a special pocket which is not influenced by crisis too much, so it does not matter when to buy.

Hello BP experts. Please advise me if I am right or wrong. My relatives live in the Orange County renting a condo for 2K. They love Laguna Beach and getting very serious about buying a property there with a view. The cheapest condo with a view and walking distance to Montage hotel park is about 500K to buy or 2300 to rent. For me it is clear that to rent is much better than to buy in this situation when I think RE market in CA is near the top. Morgage payments are 4+K, rent is 2+, plus risk of RE market correction. What do you think?

What is the rate on original Morgage? HELOC could decrease your credit score as it would consider as revolving, in case if you will use it more that 50%. Refi with cash out, 30 years fix may give your better opportunities for a long run.

Try working with different contractors on small projects to find right people. You could find then at Craigs List, Angel List, recommendations. But it takes a lot of time and mistakes to find right people. Bids could differ 3 times or more. If you have no experience - try to find insured general contractor. It will be more expensive than people from a Craig's list but you will have less headache.

Getting rich sometimes turns into us taking care about our money instead of money taking care of us most of time. You may need / want to invite some people on board as your advisory council.
