@Tim Sipowicz I have two other properties in Southside, Chicago. The values and therefore rents are better in Homewood in my opinion.

So I haven't heard from my tenants in 1 month. I'm a long distance real estate investor and my PM company has called, texted, e-mailed, sent out smoke signals but tenants are still refusing to answer. They initially stated that they were going to pay me for the first 2 months, but now they're refusing to answer. My tenants are now 3 months behind in rent and I have e-mailed possible solutions/modifications for rent payment anddd still nothing. Any suggestions on how to go about this given delayed eviction in the midst of this pandemic? And I know for sure that they're in thee house.

This is a great thread. I'm also new-ish to the real estate investing game. I have a SFR in Homewood, Illinois that was rehabbed and now with a tenant. My appraisal value came back lower than expected even before the pandemic and it is likely to be even lower through other various lenders in the current pandemic. Anyone have any successful or near successful refinancing during this time?

Refinancing during COVID-19 has been challenging nonetheless. Anyone have any successful refinancing during this time and does have any rockstar lender referrals? I'm currently trying to refinance my SFR in Homewood.

Hey everyone, 

I'm an investor in Chicago, Illinois. My contractor did an amazing job rehabbing my property. My plan was to refinance the property, but my prospective lender's appraisal value was more than disappointing. I know the property is worth more than the appraisal value. What are steps you would take after this to ensure that you receive the appraisal value your property deserves?
