Find the spec builds that have sold recently in your area. Brand new built to sell custom homes are usually done by builder investors. Their major limiting factor is typically good lots and the cash to buy them. You might be able to find some partners if you start making those relationships.

I've been in real estate, mostly residential and looking to grow into the next area, which for me is development. I don't have the capital to fund my own deals and I have clients that have land to develop. I would love to be able to help them and grow my experience and knowledge. What do you suggest?
