When do you think the San Diego housing market (in general) will begin to take a downturn or crash?

@Zachary Spade. The best advice I got when I started out was to join the local Apartment Owners Association. You don’t have to own apartment buildings to join. They are reasonable in cost and have all the latest resources including forms and legal advice you need at your fingertips. I just invested in Texas for the first time and immediately joined the HAA to get the support I’ll be needing to manage my properties there.

@Eric Brown. If it were me I would not get a 3-1 unless there were a way to add a 2nd bath. People searching for 3br homes have a reason...and that’s more space. One bath works okay with 2br units, but not with 3+br.

@Dale Miller I like leases as a stable tenant is valuable one due to the high costs/hassle of turnovers. I’ve found that the vast majority of tenants respect their lease term. I go for a 2-year lease if the tenant is willing to do so.
