@Account Closed My husband and I have stayed in Estevan while on a motorcycle trip to Regina, had a great dinner at The Black Grasshopper. Nice little town, plan on stopping there more often when crossing into Canada.

Get your financing in order before shopping, then you will have a realistic budget and will be ready to jump on the right deal when it presents itself. You do not have to use a lender in the area of the property, it's all about finding a lender who's lending area covers where you want to buy. Personally when we used a local lender for buying our personal home I hated the experience and having to also go to their office when it was good for them. For our first rental property we bought we started with Quicken and then ended up using Wells Fargo (Really wanted to use Quicken but had issues with us wanting to Quit Claim the property). Either way loved both of them and how everything could be done online or over the phone. My husband and I both work a lot and it's very difficult getting us both in the same room especially during normal business hours. So I now recommend people think about financing through somewhere that's not your typical brick and mortar bank. Funny thing is I am a banker and work in lending for a traditional bank.

@Don Spafford Thank you! My husband and I were both born and raised in Sandpoint ID. Our families still reside in the area and we have 6 acres we plan to build on in the future.

My husband and I are Real Estate Investors from Williston ND. He works in the Oil Industry and I am a Banker, on the side we own a small Investment Property Company. We started our journey in REI based on knowing the need we would have in the future for passive income. First reason being I plan to leave the workforce in the next couple years to start our family. Second reason is for my husband to leave the Oil Industry so we can move back to Idaho and him work a more medium income job. The income from our REI Company will help offset loss of income when our family makes these financial changes.

Our first investment property we purchased was a 5Bed 3Bath 3,000SF SFR in Branson MO. We rent this home out full time and use a Property Manager to manage the property. We plan to buy again hopefully this year or no later than March of 2019.

I read a lot on Bigger Pockets when we were considering buying an investment property and couldn't have done it without the knowledge and advice produced from this site so thank you!

This will be my husband and my first year claiming our REI deductions on our tax return but even without the RE income we were high W2 earners and our accountant just suggested to max our 401K's, max our HSA and put away into our IRA's.

We will see how this year goes with the REI and filing our taxes.
