Hey everybody I might have a good flip in the works. It’s the worst house in one of the nicest neighborhoods in my area. One issue is it will cost around $25K to fix foundation issues.

Also does anyone recommend any private money lenders for flips?

Purchase Price: $220K 

Rehab costs: $60K 

Foundation repairs: $25K 

Agent fees: $24K 

Loan Interest: $10K 

Closing costs: $5K ARV:

$408K

Net Profit: $65K

Please let me know what you all think and If this is something to pursue. Thank you, J.
