Thanks Scott, this is super helpful! Seems like a little extra legwork but it could come into fruition relatively easily. 

I was wondering if renovation at an existing property would qualify for the opportunity zone benefit. For example, an owner of 4 units in an OZ is looking to renovate but doesn’t have the funds. Can an OZ fund be created to invest in those renovations/improvements or would the investors have to buy the property then improve it? Appreciate any insight!
