@Zak Wear I'm not an expert in the zoning rules, but I believe the required rear setback is an area (square footage) rule. So if your property's required setback is 400 sq ft, then your coach house could only cover 400 * 0.6 = 240 sq ft. Likely an architect or local attorney could help you navigate this.

Hello! I have a 2-unit property zoned RT-3.5 with a nonconforming basement apartment (3 units total). Does the existence of the nonconforming unit preclude me from adding an ADU coach house in the rear of the property, assuming all the other coach house ADU rules are met? Thanks in advance for any input here.
