Hey all, 

I have a potential subject to deal that would cash flow. I would agree to pay off the rest of his mortgage on the same loan terms but I would need to first pay off the amount that he is in the rears (around 100k). How would I secure this funding if I do not have any private lenders? Are there hard money lenders that would provide me this funding? Or do hard money lenders strictly give 60-70% ARV?

Hey all, so skip tracing with Batch, we see that ten numbers are given to us. Which of these numbers are the most accurate? I assume it would be either the first or the second number? Cold callers who have more experience, do you just call the first two-three numbers per person or do you call all ten numbers until you reach the person? 

Are the phone scores accurate as well? As in, if you have a phone score of 80+, is that phone number the most accurate for that person? 

Also, should I even bother calling landlines or should I stick to the mobile devices? I have used REI Skip in the past and called many landlines that were either disconnected or didn't even belong to the person who I was trying to reach. What are your guy's experiences with this?

My last question: What is the best time to cold call?
