Just bought single family in Scanton PA. Extensive work isn't needed but definitely all cosmetic. If you know anyone in Scranton PA looking for some work please have them reach out to me. Current guy trying to charge me an arm and leg

 Yeah, kind of had the same experience. As investors we want to leverage as much as possible to roll into the next deal, but at least you have some equity

 Yeah, should have done that first. No one picks up the phone over there. Communication is key with tight dead lines.

Agreed, they came up with a terrible excuse as to why we could fund.

I had a terrible time with Lima and want to make investors aware of this. They waited 2 days before closing date to tell me they could not fund. The property was great for a BRRRR method as we got the appraisal back and everything. Made zero sense as I myself am an underwriter so I would know. Just be careful when using those guys. They don't answer emails or phone calls until 4:30pm and by then its too late
