Just got an idea from a house description on Zillow.. Anyone use drones in their marketing or out-of-state investing? I'm adding that to my tool box when I get up and running. And a small durable tablet. Just a thought..

@Nick Pisano I'm also a beginner here on the eastern shore. Salisbury to be exact. IMO this a pretty good market. Its proximity to Ocean City is a plus. If you do happen to explore this area you should contact me. I would love to assist and be boots on the ground. Maybe we can learn more about the market together! Good luck.

Hi BP community! I've seen a few older post about the subject but I figured I'd kind of reintroduce(?) the many home buying assistance programs offered in your state. Every state follows the same basic criteria. But the best part is the programs WITHIN the program. For example, in the state of Maryland one of their programs forgives 40k in student loan debt with the purchase of a state owned home in a specific area. Other programs offer down payment assistance in the form of grants, rate assistance and deferred loans. This is especially beneficial to those who plan to house hack. I forgot to mention to that these programs are used in conjunction with your FHA, VA, USDA,etc. loans. You could literally get into a property for 0.5% down! Or even nothing out of pocket! Who would turn THAT down. Its definitely worth looking into for a first timer. Just Google "(Your state here) mortgage program" and see what you learn about your state. Happy investing!

@Carey Madigan Hi. First congrats on another good deal! I'm currently looking at a Victorian style home as my first buy. Eventually BRRRRing. I've yet to make an offer but I had the opportunity to walk through. It definitely has potential. Luckily the showing agent was very knowledgeable and clued me in to a lot of the focal points as far as repair. My question(s) for you are: - What were (if any) drawbacks on renovating this particular style of house? - Did you add HVAC? If so at what cost? -What did you do for exterior siding? - What was your Sq.Ft? Good lock in future deals.

I'm surprised no one has mentioned an FHA 203k. If done that way $15k on a property under $100k isn't sufficient? They still only require 3.5% correct? More questions than answers but..good luck with whatever you choose.
