I just passed my sc real estate exam and wanted to find a brokerage before I applied for my license. Could anyone recommend where I will be able to do retail sales but also learn more about investing? Or at least another broker/agent who you know is successful in both areas? I've been on a few interviews but I'm not getting the answers I'm quite looking for to my questions.

I help other wholesalers find buyers for their deals all the team. Most of the time we renegotiate the contract to include me and then sign another separate joint venture contract and split the assignment fee 50-50. Hope this helps!

I wait about 2 week to a month depending on the condition of the home. If its a home that I believe is way below market value and in terrible condition ill send out letters every 2 weeks. Homes in better condition, about every month.

Sometimes I search for their name on facebook and send them a message. That's been very helpful as well. @Derrick Gray

Hi Daniel!

I have been an investor for almost two years before I enrolled into Real Estate School. The courses teach you mostly real estate laws and very little about investing. You first need to find the courses to take, most states require that you get a certain amount of education before you can sit for the exam. You really wont start any learning until you hang your license with a broker. In the meantime, get as much education about investing as you can!

The best strategy that has worked for me is driving for dollars. Drive around looking for distressed properties (any sign of abandonment, I like to get at least 20 properties). Then take all of those addresses and use the county property tax data search to find who owns those properties. The website should provide you with their current address. Then you can send out yellow letters/postcards or knock on their door. Out of those 20 I usually get at least 2 that are motivated sellers. I also send at least 5 yellow letters to each seller, they usually respond after the 3rd or 4th to hear what I have to say.

I am a wholesaler in Columbia, sc but eventually want to get into fix n flips and buy n holds. Mainly focusing on the Lexington, West Columbia, and USC areas. I am currently enrolled at  exceed real estate school (one more week left of unit 1). I have done a few deals and currently have one property under contract. Looking for mentors, joint ventures, and general networking.
