Hi Arthur, we have a pretty active group here on the island!  Join us on Saturdays or at the monthly meetings if you want to connect with other investors in Puerto Rico.

Hi Kathryn, will there happen to be an event June 17th or 18th?

You could always go to community college! It is much cheaper and if you go part time you can still have plenty of time to work. You can take classes like business or communications to help you in your future real estate career.

Hey Trenton!

My boyfriend and I have been house hacking and renting bedrooms to travel nurses for about 2 years now. I've had good tenants so far, my advice would be to lay your own ground rules (since it is your house). We had one tenant who would bring different guys over almost every day and it was weird for us lol but we never told her she wasn't allowed to have anyone over so we just let it be because she was a great tenant besides that. I use leases off of avail.co and just do month to month. You can change or add some of the clauses on there to make it custom to your situation. One more thing, travel nurses like their own bathrooms! So you are probably better off renting a private bedroom and bathroom unless you drastically change the price for them to have to share a bathroom. Best of luck :)

I've been using FF for about two years now and I would rate it about a 7/10. You have to keep renewing every year for $100 to keep your reviews otherwise you basically have to start your page over. They also don't really have customer service. The tenant I have now from FF is just renting a room in our house, and he's not a nurse so the good news is I think the platform is reaching a different pool of professionals besides just travel nurses. But my sis in law is a travel nurse and she still finds all her housing from FF and has been for the past year in different cities. I used Zillow for my other two rentals, one is furnished and they have a year lease and the other is unfurnished and I signed them on a 6 month.

That’s why I asked if anyone in Jacksonville had experience with it.

I’ve called a few people and can call people all I want, and those people can tell me whatever I want to hear. That doesn’t mean they do good work or would be good to work with. I’ve already had bad experiences with contractors lying to me telling me they can do something and they do **** work.

I posted this to try to get personal references or recommendations from people who have done it in Jacksonville.

I would try to get with someone with some experience or someone who has done this before - whether that be a real estate broker company that does new construction, other landlords or owners who have what you're looking to build (they may be willing to give you some awesome references), contractors and construction companies

New constructions require a lot from permits, inspections, building the structure, utilities, different subs - it's a lot. Get some MAJOR help along the way and you will be thanking yourself later - even if it costs you a few thousand

Yes that is why I posted if anyone has experience doing it

Does anyone in the area have any experience or recommendations with someone who can build an ADU/DADU?

Quote from @Carlos Lopes:

Thanks for all the encouragement everyone! Seems like everyone is in agreement that it's a good move, especially considering current CA prices. Goal would be just use a conventional loan with 20% down, and save the VA loan for my own home in CA when I eventually pull the trigger. My concern is, even if I'm cash flowing on rental properties, will that significantly impact how much a lender is willing to lend if they see I'm already 3/4 of a mil in debt with other properties? Is that a non issue for a primary residence, especially while using a VA loan?

I am wondering the same thing and am in the same boat right now.

I’ve found tenants for two different properties by using zillow.
