@Brett Goldsmith he sucks. They had court the family said and he didn’t even tell them the court date or anything. So now it’s scheduled for foreclosure auction.

@Brett Goldsmith the total amount owed is 70,000$. Due to fees. They do have an attorney on the case. Do I need to go through him or the bank ?

@Ehsan Rishat I’m still a little confused. I didn’t think this was much of a deal because there is still a mortgage on the house that has to be paid . So I’m already over the 70% rule when I do calculations. And it needs full repairs so about 35k of repairs. And the date for the foreclosure is 3/19. They are extremely motivated and want me to help them . They just want the loan paid off

Question/advice : I have a woman that is having issues with a home that belonged to her mother. They mother did not have a living will. But they found out the mother took out a second loan on the house and owes on it and now the home is going to foreclosure soon. Is this a short sale opportunity ? What would I need to do ?

Loan amount: 75k

Arv: 130,000

Repairs: full home repair

A home with a ARV of 87,000. Seller wants 45,000 for it. When I plug the numbers the MAO= 45,000. Is that the price I also offer the buyer or do I need to add my assignment fee on top of what the seller wants? So if the seller wants 45000 do I add on my fee and that is what I offer to buyer?

I am talking with a seller. So she is the “guardian” of estate of her parents home. (Is that the same as representative??) She is seeing that on websites such as Zillow and trulia the home is worth 150-169k. She is asking the full price. She says she has to present a acceptable offer to the court next month . Does the court really have to approve the amount ? Does the amount have to be what the house is worth? I’m a newbie and unsure what to do in this situation. Maybe just refer her to an agent to sell? 

I also think she has to understand she probably won’t get the full amount anyways because I’m sure the property isn’t updated and the homes being sold around the property for that price are updated . .
