Correct, the copyright date is 1994. It's fairly old, but very good for newbies like myself who are trying to learn about the subject. This is exactly why I started this discussion though...wanted to find some material that is more up to date...

The president of my local REIA advised newbie note investors to read Invest in Debt by Jim Napier. It was extremely helpful for me & very interesting IMO...in fact I just got it last night and have already read through it! I would definitely recommend it!!

Can anyone in the BP community provide another recommendation for a good book on note investing? I heard Smart Trust Deed Investment by George Coats is also very good (and I will definitely pick that one up eventually), but I would like something a little more contemporary. I know there are a ton of great books out there (I'm sure many have been recommended on these forums already), but I respect the opinion of the BP community more than random reviewers on Amazon for example...

Good call Pat! I was told Invest in Debt was a good read (especially for newbies) by the president of my local REIA...and he was spot on. I just got it yesterday and I'm already done! Very interesting and extremely helpful! I would definitely recommend it.

Hello BP community! My name is Jason Trapp. I’m a finance professional, husband, and proud father of 2 amazing children. Born and raised in Southern California, but also lived abroad (London) for some time.

I have minimal real estate investment experience, but I have worked in the biz…I worked for a wholesale mortgage lender for a couple years. At the end of my second year our firm was purchased by a large bank, and I transitioned to the investment banking side where I worked with loan securitization. I guess one could say I've seen the full gambit of various loan products through the following path – loan origination (borrower), loan sold to institutional investor, product being securitized / packaged and then sold back to the street.

I'm very interested in note investing, and acquisition of positive cash flow rental properties via self directed IRA and personal and/or business funds.

I’m loving the site, and am looking forward to networking / interacting with you all (especially local SoCal residents), and am excited to jump into some good dialogue!

Try SDCIA - I believe they typically meet on the 2nd Tuesday of the month. My first visit was last month and it was a great experience! They even have a brief tutorial / introduction for "newbies" which was very helpful.

I hear NSDREI is also good...they meet in North County, so this might be a better option for you since you're in Oceanside.
