How do you do the automatic payments? Having a site they could just pay easily pay into was one of the things I liked. I also imagine, you must have solid tenants. I liked the idea of of the reminders, or even the automatic late charge rather then having to communicate something like that.

What property software do you recommend and why? Would love to hear pros and cons. 

Important features for me are the generated lease agreement, and rent collection.
