Dan your story is truly inspiring. I am approaching 40 and just now starting to explore real estate. As a land development engineer my goal is to leverage my expertise by handling the plans and permitting for raw land development. My ideal scenario is to take a percentage stake in a project that will be sold, allowing me to generate cash flow for the next investment.

I have worked on projects ranging from small to large subdivisions as well as commercial and industrial developments. My goal is to use my experience and professional licensure to establish a strong foothold in the industry. Where there is a will there is a way so I am staying determined. Keep pushing forward! 💪

If wetlands are on your site, you'll need to involve an environmental firm to delineate their exact extent. The U.S. Army Corps of Engineers (USACE) oversees permitting for any activities affecting wetlands. Even if you’re not directly altering the wetlands, there will be a regulated buffer zone where disturbance is restricted.

As a land development engineer, I have extensive experience navigating this permitting process. I create the plans submitted to the Corps and can help ensure compliance while keeping projects like yours on track.

Hi all,

I am a licensed civil engineer looking to get into real estate investing.  While I don’t have deep pockets,  I would like to leverage my professional expertise at getting land permitted at no cost for a stake in a development and use that money to reinvest.  I don’t have extensive connections, and I know these deals do happen.  If anyone can give advice on how to make this a possibility it would be much appreciated.  I know first hand permitting and feasibility is expensive so hopefully a developer/investor would see value in that.    Thoughts and suggestions appreciated.
