Thanks @Fradel Schaechter!  Good luck to you, as well!  Thank you for the feedback, @Patrice Penda.  Solid cash on cash returns that I had in mind was 10% or better after discounting gross rents by 35% for various expenses & reserves on a purchase price up to $500k using leverage on a multifamily building.  And you're point regarding the CoC being lesser for those areas is well taken and the very challenge that I'm trying to move past.  I'm not familiar with all of New Jersey, so I was soliciting perspective from the BP community that may know of specific areas with the general attributes, which in hindsight were fairly vague.  Thank you for the insights and the thoughtful response, @ Patrice Penda.

Hi BP!  I hope everyone is well.  After listening to numerous BP podcasts over the past several months, I felt it was time for me to jump in and become an active member of the site.  I am looking to purchase my first investment property in either NJ or eastern PA.  Any suggestions as to specific markets with good school districts and solid cash on cash returns would be greatly appreciated.  Thank you, kindly.
