Hello BP, i am looking for a HELOC to upgrade another one of my homes, when I applied, i was told helocs aren't allowed for investment properties and that i would have to do a full cash out refi. I was also told 35k is too low for a HELOC. Is this accurate? I don't want to do a full cash out refi because my locked rate is 3%.

Anyone doing cash out refis with interest rates rising? My current rate is 3.25% and it's time for me to cash out and buy another property but not sure if that is the right decision at this time since interest rates are now over 5%.
Looking for your thoughts and/or other ideas you guys are doing to leverage your properties equity.

Can i claim the amex annual fee on my taxes if i use that card for my rental expenses? I don't have a business or llc, i just file my rentals on my personal ssn.

Had anyone ever partnered with other people for a long term rental/ rentals? Like 3 people want to equally share down payment and profits? If so, did you open an llc together or just have one person get the loan with legal docs to ensure fairness? If anyone has experience with this i would love to hear your opinion and lessons learned.
