If they can't cover the initial materials, they may not in a good financial position. I don't ever let contractors front load a job. You pay for materials that are stored onsite and work that has been completed only.

I moved up to Alaska two years ago to start my own construction company and help my friend build his building.  I got my friend's building complete on time and on budget about a year ago, and then completed a couple tenant improvements for him.

I thought I would have an advantage starting my own business up here because I felt the customer service, quality of work, and attention to safety of the contractor's here was below what I was used to.  Once the word got out how awesome I was everything would be great and the projects would roll in one after the other.  Obvious to anyone reading this, that didn't happen.

Now my friend has hit a few financial bumps in the road and I'm about to lose my salary.  It's time to pivot.  My best guess is for me to get the residencial endorsement on my GC's license, get a real estate license, and start doing some flips and fast.

I also have a property in Portland OR which I am searching for financing to develop that property as well.  

My numbers are good, I'm in a good financial position currently, and just need to be on my own not depending on a salary to maintain my current economic status.  I've drank the coolaid, bought the bigger pockets books (will read soon), listened to dozens of the podcasts and am ready to hit the streets.
