Post: How to find investors for large 22 unit purchase?

I have running numbers for a specific deal that I believe will have great cash flow and a cash-on-cash return of over 27%.  Current market rents are almost half of what the going rental rates should be.  They are seller owned, 22 individual mobile homes and the street was created in 2000.  Financing of 6% @ 25-year note would cash flow over $12K per month.  Purchase price would be $2.2-2.4 million.  I could come up with half of the 25% down required but would need partner on the other half.  How would you structure this deal?  Never worked with another investor and not familiar with financing for financing units of this size.  Any help would be greatly appreciated!

Closing on a property in 4 days! Under contract for $35K less then original asking price. $50K for Renovation budget for total investment of $240K with estimated ARV of $295K. Using the BRRRR strategy and should cash flow $900 a month. Has potential to add additional unit on the Third Floor but will access that after unit is occupied.

I've been looking at a property that is a single family home located in a C- neighborhood but the town is taking large strides in redeveloping it's downtown and I think there will be significant growth potential in 12-15 years.  The property itself is looking to get about $215K for the home and is currently rented out until April of 2026 to company that services individuals with special needs.  It has been recently rehabbed but would need a new roof and my target goal would be $205K with roof in rehab included in price.  My cap rate is 9.66% due to lease payment and significantly low interest rate on private funding.  My hesitation is the location.  At the end of the 2026 lease agreement I'm worried they would not want to sign another 5 year lease and I would be stuck with a property that wouldn't have increased in value significantly and in a market that I couldn't get the same rental rate.  There may be potential for a mid term rental in this location that could help bridge the gap.  I welcome thoughts on pros and cons in this situation in a C- neighborhood.

Looking for some help with finding a Property Management company in the Rumford/Mexico area. I'm looking at a potential 3-4 unit building in the area. I usually maintain my own properties, but with it being 1.5 hours away, I think I'm interested in seeing what a PM company could do for me. Any suggestions would be greatly appreciated!

I'm curious to see what type of financing is available for just under 30 acre campground, with equestrian center, horse stalls, a 3 bed 2 bath house and much more!  This would be a great investment located in a fantastic area.  Just not sure how I could raise close to 1.8 million to actually look more in detail around this deal...  Thanks in advance for any help!
