Thanks for the advice, I will look into it.

To clarify, the back of our properties face into an alley that used to be used to access back garages. Now that area is mostly used by homeless taking up shelter in tents, doing drugs, etc. Multiple people have had to call the city over the years regarding various nuisances. The city completely cleans out the alley every 6 months or so. Pretty soon after  that the homeless and other vagrants return, making use of whatever old furniture gets dumped there by the locals.

Neighbor has said that he’s aware homeless had been taking up shelter in his detached garage. Apparently he didn’t take extra precaution to lock it. At least that’s his story for now. Still waiting on investigators. 

New to the forum here. Disaster struck last week and one of my rental properties burned down. Being told by neighbor that fire started in next door detached garage by vagrants on a property that I do not own. Both the detached garage (neighbors) and rental property (mine) are a loss. Neighbors have insurance on their property. I don’t have insurance on my rental. What are the next steps to take? After insurance investigators comb through would I or tenants be able to receive any compensation?
