For myself, this year has been markedly better! We completed 5 rehabs and 1 wholesale last year :(

This year so far we have completed 4 rehabs, 4 wholesale, 2 wholetail, and have 4 under contract. It has been a banner year thus far!

I was hoping you would respond. Thanks for the stellar input! My original thoughts that moved me to start this thread were towards marketing sellers (via website, direct mail, bandit signs, etc.) and what their needs are. It sounds like these types are also rarely requiring a quick close from you.

Since we prefer to fund our projects with a local bank, we will sometimes offer a slightly higher offer for a 3-week close with the bank and a lower for a quick close with cash

Great post Charles. This seems like it would open up real estate investing to many people wanting to get into the field that do not have the capital. Sounds like a great way to clean up some of the mortgage crisis mess if they can make the loan fairly simple to obtain! That would be a miracle I guess...

I am very curious to hear about the experiences of other home buyers about this "benefit".

How often is a quick close (10 days or less) important to your motivated seller?

Personally, only one time was closing in less than 10 days an absolute must in at least 200 conversations I have had with motivated sellers.

Experienced investor, what is your experience with this aspect of a deal?

Although I am tempted to believe that it is appearing to recover ONLY because we are in an election year ;)

It is a great idea... You don't have to know anything about wholesaling... you just need to know how to produce a website that ranks on top of the search engines nationally and do well at building relationships with the best investor in each city. You catch em and the investor cleans em (bad analogy)
